The basement parking area has been finished to a superfine finish on the vertical elements while the ramp and floor are a brush finish. The high level ground floor area is for retail space and above there are 96 bedrooms. Logistically it was a challenging project but with careful planning from an early stage we completed all works without any issues.</p>

			<content:encoded><![CDATA[<p>This was a combined commercial, private and social housing scheme. This consisted of a double basement and 5 storeys above ground. The footprint of the building was sheet piled to form a cofferdam; this enabled the 9m basement excavation to follow which was all below the water table. The lower basement slab was a 900mm deep raft, which also had to incorporate the two crane bases that were integral with the raft slab. This was completed as a box with the secondary basement being constructed on the top, both basement constructions were carried out within the high water table. The floor plate area was 2,250m2 and all finishes within the double basement were of a high specification due to the requirement of being exposed concrete. All of the Reinforced Concrete works were completed within programme and budget, despite the harsh ground conditions.</p>

This was a tight and complex scheme due to its proximity to a busy, live main line, commuter rail link line and station. All works including the erection/dismantling and operation of the tower cranes had to comply totally with the stringent Network Rail conditions. Due to the close working relationship that developed throughout the project, the scheme enabled the completion of our works 4 weeks ahead of the contract programme and within budget.</p>

			<content:encoded><![CDATA[<p>This was construction of a mixed use development, consisting of basement car parking, 8,500ft of a ground floor retail unit (J Sainsburys) and 38 residential units sited over the retail unit, which composed of 4 storeys of a Reinforced Concrete Frame. The project was complicated due to its proximity to Network Rail Lines and also allowing permanent access to Network Rail for maintenance purposes. The retail development was successfully handed over to J Sainsbury under partial possession arrangements 2 weeks earlier than scheduled.</p>

This comprised of an 8 storey Reinforced Concrete structure and a basement utilised for underground parking. This was a traditional Falsowork scheme, but due to the critial fast track programme and high degree of tolerances as dictated by the specification, detailed planning and methodology was carried out. This resulted in working concurrently on all 3 blocks, utilising the 2 tower cranes to their optimum. This successfully resulted in completion of our works several weeks ahead of the contract programme on all 3 blocks, which assisted in the release of areas early for following trades and subsequently completion of the scheme in its entirety within the contract programme.</p>

			<content:encoded><![CDATA[<p>The complete scheme is a combination of a 2-6 storey Reinforced Concrete structure and a 1 storey, below ground level for the Kier Group to supply 281 units for private sale. On the 1-2 storeys concrete frames phased works, these columns and walls within some of the blocks were poured up to a height of 4 metres. Within these same areas there was also large drop beams to accommodate architectural requirements. In some instances the second floor slabs were constructed with 6 metre high columns and 6 metre high slab support system.</p>

The Reinforced Concrete works for the main 3 &amp; 4 storey traditional blocks were constructed to an extremely fine tolerance of +/- 5mm to accommodate the requirements of the interfacing timber frame structures. Slim 350mm Transfer Slabs were also constructed to facilitate the Timber frames to be erected in the 5 to 6 storey areas which maximised the below ground car parking usage.</p>
