This was a combined commercial, private and social housing scheme. This consisted of a double basement and 5 storeys above ground. The footprint of the building was sheet piled to form a cofferdam; this enabled the 9m basement excavation to follow which was all below the water table. The lower basement slab was a 900mm deep raft, which also had to incorporate the two crane bases that were integral with the raft slab. This was completed as a box with the secondary basement being constructed on the top, both basement constructions were carried out within the high water table. The floor plate area was 2,250m2 and all finishes within the double basement were of a high specification due to the requirement of being exposed concrete. All of the Reinforced Concrete works were completed within programme and budget, despite the harsh ground conditions.
